Selling your home takes work and dedication. If you’re considering selling your home, there are a few things you can do to make the process easier. In this article, we’ll discuss four tips that will help you sell your home faster!

Tip #1:  Hire an Agent Who Knows the Market

The first thing you need to do when selling your home is hire an agent who knows the market. A good real estate agent will not only be able to provide you with a listing price that is close to what your house will actually sell for, they’ll also be able to advise you on how to stage and prepare your home for sale.

The next most important thing that any Realtor should know is how to sell, which means understanding what makes a house attractive (and therefore more likely) to sell quickly. This can include factors such as curb appeal, home staging, quick fixes, and other important aspects of local market trends.

Additionally, it’s important for agents who are going out into the field every day of every week of every month all year long have knowledge about all different types of neighborhoods throughout their area along with having knowledge about local issues or concerns within those neighborhoods such as zoning related issues, knowledge about local schools, and overall housing trends.

Additionally, your agent should be full time and doing dozens of deals a year.  If you have a part time agent or an agent only doing a handful of deals, that agent simply will not know the market well enough to serve you well.  Finding an agent who is a National Association of Realtors (NAR) certified Seller Representative Specialist (SRS) and a Real Estate Negotiation Expert (RENE) will also be very helpful to you.

Tip #2: Develop a Pricing Strategy

Whether you’re selling a home that’s worth $1 million or $100,000, it’s important to have a pricing strategy. The right pricing strategy depends on each seller’s situation, motivation, and goals. Make sure your agent asks you about these rather than simply telling you what you can expect to get for your home. Setting the right price for your home is a combination of knowing the market and knowing the seller’s situation, motivation for selling, and goals after the sale. There are many different strategies that can be used in this area:

  • Price lower than the competition
  • Price higher than the competition
  • Price at market value
  • Price at discount
  • Price at premium

If your home fills a “hole in the market” — in other words, your home is the only one in the village or neighborhood or the only home in a certain price range, this will really put you in a strong selling position.  Choosing the right agent who understands the power of a “hole in the market” is important.

Tip #3: Hire a Professional Photographer & Videographer

Home buyers want to see what their dream home looks like, but they also want to feel the place. Great photographer and videographer teams can bring that experience to life in your listing photos by using the right angles, framing and lighting that show off your home’s best features.

When hiring a professional team for photography and video, it’s important to know that they have expertise in real estate marketing so they can capture your property in just the right way. They should also be familiar with local markets, so they can understand how buyers perceive properties based on price point and location. The best photographers are able to work with both natural light and artificial light sources (like flash or bounce boards) depending on what works best for each room or area of your house.

Tip #4: Use Target Marketing

If your agent’s marketing plan is just to stick a sign in the ground and list your home on the MLS and that’s it, get another agent.  In order for you to be in the strongest negotiating position as a seller, you need multiple interested parties.  In a crazy seller’s market like we’ve just experienced, a sign and a listing on the MLS may have worked, but the market has changed.  You need an agent who uses target marketing strategies to get your home in front of target audiences to drive demand for your property.  If your agent doesn’t use target marketing or even understand how to target market, find a new agent.  Otherwise, you could be leaving a lot of money on the table.
